Terms and Conditions
With all reservations, a "Guest Information Form" will be sent to you to complete. The form, along with a copy of the primary guest's driver's license/government ID is required prior to check in information being released.
When you stay at Crystal Beach Paradise, herein referred to "The Property", you agree to the following provisions. Guest refers to the individual who made the reservation, and those staying at the home with them.
Cancellation Policy: Guest who cancel at least 60 days before check-in will get back 100% of the amount they've paid (minus the credit card processing fee and $50 admin fee). If they cancel between 30 and 60 days before check-in, they'll get back 50% (minus the credit card processing fee and $50 admin fee). Otherwise, they won't get a refund. We highly recommend purchasing CFAR travel insurance for your trip as we strictly follow our cancellation policy.
Refundable Damage Deposit: Fourteen (14) days before check-in the guest authorizes us to charge your credit card USD $500.00 damage deposit. Deposit will be released within 7 days after checkout if no damage has been found. We reserve the right to keep damage deposit if damage has occurred. You will be notified in writing of any damage. If damage is greater than $500.00 you authorize additional charges to be made to the credit card. All damages will be documented with photos and sent to the guest.
Other terms contained in emails or other writings between Homeowner and Guest prior to the execution of this agreement, including terms regarding charges and fees, cancellation policy, identities of persons occupying the property, and the dates the tenancy begins and ends, are incorporated into this agreement.
Occupancy: The Property has a maximum occupancy of 10 persons. Guests are limited to the number of occupants paid for. A fine of $100 per person per night for undisclosed guests in excess thereof will be assessed. Registered guests only are allowed at the property. Guest agrees to abide by the Rental Rules awhile at the property and shall cause all members of the rental party to abide by the following rules at all times while at the property. Persons in excess of the number of registered exterior cameras are present & monitor for compliance. Do not interfere with cameras, doing so will result in immediate cancellation of the reservation with no refund.
Term of Use. The reservation begins at 4 p.m. on the “Arrival Date” and ends at 10 a.m. on the “Departure Date”. A late departure interrupts the schedule of the cleaners and potentially the arrival time for the next guest so any late departure shall be subject to a $100 per hour fee. If for any reason the property is not to the standard of the Guest upon arrival, Guest shall inform Homeowner immediately.
Access: It is the goal of the Homeowner to schedule all repairs/inspections before or after the Guest’s visit. However, Guest shall allow Homeowner access to the property for purposes of repair, inspection, or compliance, if requested.
No Smoking/Drugs: This is a nonsmoking property. Smoking of any kind is NOT allowed (including vaping). No marijuana, paraphernalia or illegal drug use allowed on the property. Guest will be fined a $500 cleaning fee and will be required to vacate the Property immediately with no refunds.
Quiet Hours: Per Pinellas County STR regualtion Guest shall not create excessive noise at a level that disturbs neighbors and will observe the quiet hours of 10:00 p.m. – 9:00 a.m.
Furnishings: Guest to keep the property and all furnishings in good order while occupying the Property. Guest to only use appliances for their intended use. Burning of candles or anything else with an open flame, with the exception of the exterior BBQ, is prohibited. We ask that furniture not be moved during your stay and that all items are placed back in their orginial location before departure.
Pets: Pets are NOT permitted at the property. Undisclosed pet(s) are subject to $500 fine per violation and immediate cancellation of the reservation with no refund.
Parking: Parking is allowed in the driveway for up to 4 cars per reservation.
Housekeeping: There is no daily housekeeping service. While linens and bath towels are included with your rental, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home for outside use, other than the designated pool/beach towels.
Landscaping and Pool Services: We have weekly landscaping and pool services at the property. Please know it's likely for them to provide their services during your stay.
Garbage: Any garbage must be stowed in the proper garbage receptacle. Trash pick up are scheduled for Monday and Thursday. Please have trash to the bins by 7 AM on pick up days.
Water and Sewer: The Property is on City water and sewer. DO NOT FLUSH anything other than toilet paper. If it is found that product(s) other than toilet paper has been flushed and clog the sewer line, you will be charged for repair/damages.
Guest agree by booking that they assume all risks and have viewed and understand the swimming pool, fire pit and gas grill waivers.
We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind.
**Waiver of Liability and Assumption of Risk Agreement Use of Premises**
By booking the property you are hereby unequivocally agreeing to all waivers listed below.
In consideration of my use of the premises, I for myself, my heirs, personal representative or assigns, do hereby release, waive, discharge, and covenant not to sue the host/owner of the property, it’s trustees, directors, officers, employees and agents from liability from any and all claims including negligence resulting in personal injury, accidents, or illnesses (including death) and property loss arising from use of premises.
Assumption of Risk: Swimming pool use, staircase use, gas grill and fire pit use carries with it certain inherent risks that cannot be eliminated regardless of the care taken to avoid injuries. I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks. The subject property has a (swimming pool) located thereon. The guest (s) will use the swimming pool at the guest’s own risk. The owners will not be held responsible for the injuries sustained by the guest and/or the guest’s occupants when using the swimming pool, and the guest will indemnify the owner for any actions resulting from injuries to guest and/or guest’s occupants. I hereby voluntarily, at my own risk, I am agreeing to sign this Waiver and Assumption of Risk in sole consideration of being permitted to use Crystal Beach Paradise property & swimming pool by booking the property.
Indemnification and Hold Harmless: I also agree to indemnify and hold harmless the host/owner, its trustees, directors, officers, employees and agents from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees as a result of this use of premises.
I hereby acknowledge and understand that there are dangers and risks associated with the activities described above. I hereby agree to abide by all rules, instructions, policies and procedures imposed by the host/owner relating to the use of the property.
I hereby certify that I am of legal age and competent to execute this Waiver and Assumption of Risk, that in doing so of my own free will and accord, voluntarily and without duress, and that I do so intending to bind myself, my executor, my heirs, and administrators or assigns to the fullest extent.
By reserving Crystal Beach Paradise, guests understand the foregoing and acknowledge consent to the terms of this waiver.
