House Rules

We respectfully ask that all rules be strictly adhered to. If any of the rules are not followed then we reserve the right to cancel the reservation immediately with no refund.

Our goal is to help our guests create beautiful memories at Crystal Beach Paradise! By booking a stay with us you agree to all the rules and conditions specified below.
CHECK-IN time is 4PM-9PM. CHECK-OUT time is 10AM.
Minimum booking age is 25.

NO smoking of any kind (Cigarettes, vaping, e-cigs, cannabis, etc.), NO drugs. If smoke/smoking is discovered in the property, a $500 fee for cleaning and smoke removal will be charged. Smoking is allowed outside in the front driveway only. This is a no pet property.

For liability purposes, we only allow the guests indicated on the reservation at the property. All guest names must be submitted to us prior to arrival. Guests not included on the reservation will be an extra fee of $100 per day per guest. If more guests arrive to the property than our max occupancy (10 guests) then the reservation will be cancelled without a refund. We are located in a quiet coastal community, therefore, we ask that you please keep music to a respectful level during the day. Per Pinellas County STR regulation, we are firm with outdoor quiet time between 10 PM and 9 AM. Please ensure all outside lights and TV’s are shut off at 10PM. Reservations will be cancelled if there is a party or if the quiet hours regulation is not respected.

OUTDOOR SPACE (POOL/LOUNGE/BAR). Pool hours are 9AM to 10PM.
*Children must be supervised at all times.
*No Diving in the pool. No jumping off the spa into the pool.
*No touching any of the pool equipment (other than the designated spa buttons).
*No glass in the pool/lounge area. No hot food on the concrete bar without a hot pad.
*Please place all chairs under the covered area when not in use.
*No candles in the lounge or bar area.
*Pool use is at your own risk (follow all posted signs)

If something breaks or gets damaged please notify us immediately. For immediate assistance after 9PM you will need to call us. Please treat our property with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests. Do not move any furniture and please return all items to their original location before departure. Please no beach sand inside the house.

**The individual booking the property is solely responsible for any and all damage(s) to the property during your stay, by you, or any other guests that are with you. Tampering with outdoor on-site cameras will result in immediate termination of reservation and no refund will be issued. **

Guest agree that by booking Crystal Beach Paradise they assume all risks and have viewed and understand the swimming pool, fire pit and gas grill waivers.

The outside spaces are monitored via voice/recorded security cameras (front/lounge/bar/pool area).

The space
Crystal Beach Paradise comfortably sleeps 8 guests. The home has stainless steel kitchen appliances, a full size Washer/Dryer, 3 king beds and 1 queen bed. It’s a duplex home (2 units) that is built on stilts, therefore, the living space is on the second floor. The property is only 3 blocks from the Gulf of Mexico so we highly recommend walking down to the water to watch the beautiful sunset. We are always available to assist with any recommendations for fun places to visit during your stay. Some guest choose to stay and enjoy the property amenities, while others love to explore the area. Tarpon Springs Sponge docks, downtown Dunedin, beautiful award winning beaches, top golf courses and so much more to do in the area. We have the beautiful Pinellas Trail right outside the front door (a 45 mile trail through Pinellas County). It's great for biking, walking or jogging.

The property is best suited for families looking to have a relaxing fun filled vacation. It's not suited for groups interested in having a party or loud gatherings as we are in a quiet coastal community and it's a duplex home so other people share the outside amentities. We don't allow any types of parties and enforce outside quiet time after 10 pm per Pinellas County STR regulation. Pool/Lounge/Bar hours are 9AM to 10PM.

Frequently Asked Questions:
** Do you allow early check-ins or late check-outs? **
Unfortunately, we are not able to accommodate late check-out or early check-in requests. Our cleaning crew is on a schedule based on our advertised times. It's extremely important that the property is fully cleaned, sanitized and prepped prior to the start of each reservation. Please plan your trip according to our policy of a 4 PM check-in and a 10 AM check-out. There are fun beaches and restaurants that we recommend visiting if you have time to spare before the check-in time.
** Is the pool/spa heated? **
The pool heater is set to 75 degrees during the winter months. When the outside temperature is cool during the night/day then the pool may not heat to the set temp. Please know it takes a few hours in the morning to heat up and depending on the local weather the pool water may be cool, however, the spa will heat when turned on via the automated push button system. Due to a Pinellas County regulation regarding outside noise, the pool/spa hours are 9 AM to 10 PM.
** Do you allow events/parties? **
We do NOT allow any parties or events, this includes bachelorette, bachelor or birthday parties. If we observe a party at the property then the reservation will be immediately cancelled without a refund. We are located in a quiet community, therefore, loud music is not allowed. The property is well suited for families with kids.
** What are the booking requirements? **
We do not allow any 3rd party bookings. The individual booking the property must be present at check-in and stay the entire reservation. The person making the reservation must be at least 25 years of age. We reserve the right to request ID for any guests, the guests that books will need to send their ID after booking and document the names of all guests.
** Do you allow outside guests to visit the property? **
For liability reasons, we can only allow the guests listed on the reservation to be at the property. We don't allow any outside guests (Guests not included on the reservation are subject to an extra fee of $100 per day per guest). The reservation must be made for the max number of people that will be at the property at any given time. There are great areas near the property to meet friends, such as local parks, beaches or restaurants.
**Will there be other vacation guests at the property during our stay?**
Not currently as we reside in the other unit of the duplex. However, in the fall of 2021 the unit we reside in will be available as a vacation rental. Please inquire if you are looking for a larger space to rent in the fall/winter of 2021 (6 bedrooms, 2 kitchens, 3.5 baths and a max of 14 guests).
** Do you rent to local guests? **
Unfortunately we don't rent to guests that live within 1 hour from the property without prior approval. We request that all guests send us a message letting us know the purpose of their travel to the Crystal Beach area when requesting to book. Since we are family oriented rental we want to ensure our property is the right fit for your vacation.
** What items are supplied with the rental? **
We provide linens, bath towels, beach towels, shampoo, conditioner, a stocked kitchen with utensils including pots/pans/coffee maker, basic spices, board games, pool toys, etc. We provide enough laundry detergent, toilet paper and paper towels to get you through the first few days of your stay. We also have beach chairs, coolers, beach umbrellas and beach toys available to enjoy the beautiful Gulf beaches.
**What's the closest swim beach to the property?**
The closest swim beach is Honeymoon Island. It's approximately 5 miles, a short 10-15 minute drive. Other fabulous local beach information is included under the "location" section. Although Crystal Beach is not much of a swim beach we highly recommend enjoying time in our little slice of paradise.

The pool/lounge/bar area is gated and reserved for registered guests only. The outside spaces are monitored and recorded via Nest security cameras (driveway, entry way, lounge area, bar/pool area). Any tampering with the security devices will result in immediate termination of the reservation without a refund.

The property has pool and landscaping services scheduled on a weekly basis. Although our property is preventively treated for pest control, the fact that it's located in Florida and close the the Gulf of Mexico it's inevitable that we will at times get bugs at the property including pesty mosquitos/noseeums. We highly recommend bug spray when outside after dusk especially during the summer months.
Guest access
Guests will have full access to the inside of their rented unit and access to the gated backyard amentities (a shared space with the other unit). The backyard shared amentities include a 1200 sq lounge area that includes a TV, ping pong table and outdoor games. It also includes the pool/spa, grill and outdoor bar. This outside space is available for guests until 10 PM.
Additional notes
We highly recommend each guests purchase travel insurance for their vacation investment in the event they must cancel for an unforeseen reason. It's typically inexpensive and will help cover if an emergency should arise and travel is not possible. CFAR (cancel for any reason) is typically the best option for travelers.

**Waiver of Liability and Assumption of Risk Agreement Use of Premises**

By booking the property you are hereby unequivocally agreeing to all waivers listed below.

In consideration of my use of the premises, I for myself, my heirs, personal representative or assigns, do hereby release, waive, discharge, and covenant not to sue the host/owner of the property, it’s trustees, directors, officers, employees and agents from liability from any and all claims including negligence resulting in personal injury, accidents, or illnesses (including death) and property loss arising from use of premises.

Assumption of Risk: Swimming pool use, staircase use, gas grill and fire pit use carries with it certain inherent risks that cannot be eliminated regardless of the care taken to avoid injuries. I know and understand and appreciate these and other risks are inherent in the activity I am participating in. I hereby assert that my participation is voluntary and that I knowingly assume all such risks. The subject property has a (swimming pool) located thereon. The guest(s) will use the swimming pool at the guest’s own risk. The owners will not be held responsible for the injuries sustained by the guest and/or the guest’s occupants when using the swimming pool, and the guest will indemnify the owner for any actions resulting from injuries to guest and/or guest’s occupants. I hereby voluntarily, at my own risk, I am agreeing to sign this Waiver and Assumption of Risk in sole consideration of being permitted to use Crystal Beach Paradise property & swimming pool by booking the property.

Indemnification and Hold Harmless: I also agree to indemnify and hold harmless the host/owner, its trustees, directors, officers, employees and agents from any and all claims, actions, suits, costs, expenses, damages and liabilities including attorney fees as a result of this use of premises.

Severability: The undersigned further expressly agrees that the forgoing waiver and assumption of risk agreement is intended to be as broad and inclusive as is permitted by the law of the State
of Florida and that if any portion thereof is held invalid, it is agreed that the balance
shall, notwithstanding, continue in full legal force and effect.

I hereby acknowledge and understand that there are dangers and risks associated with the activities described above, which have been fully explained to me. I hereby agree to abide by all rules, instructions, policies and procedures imposed by the host/owner relating to the use of the property.

I hereby certify that I am of legal age and competent to execute this Waiver and Assumption of Risk, that in doing so of my own free will and accord, voluntarily and without duress, and that I do so intending to bind myself, my executor, my heirs, and administrators or assigns to the fullest extent.

By reserving Crystal Beach Paradise, guests understand the foregoing and acknowledge consent to the terms of this waiver. The rental agreement is sent with the booking confirmation and is an implied signed agreement when the property is booked as a reservation.

Communication: We can be reached throughout your stay via the vacation rental app that you booked the reservation on (or phone for emergencies). It's important to us that each of our guests enjoys a 5 star experience so we are always available to answer any questions you may have during your stay. Please never hesitate to contact us if there is something we can do to ensure you enjoy your stay.
Neighborhood overview
Crystal Beach is a quaint small coastal golf cart community. It's a quiet community near beautiful white sandy beaches. Crystal Beach is a wonderful place to watch magnificent sunsets and fish. It's not a swim beach, but a perfect place to sit on the park bench to relax and enjoy the water. The area is known for white sand beaches and award winning golf courses. For swimming we highly recommend Clearwater Beach (25 minutes away) or Honeymoon Island (10 minutes away). If you like to explore then check out the adorable neighboring towns of Dunedin, Safety Harbor and Tarpon Springs. Tarpon Springs is famous for their delicious Greek food and Sponge Docks. If you like to take morning walks then you will enjoy the Pinellas trail that is located right outside the front door of the property, it's a 38 plus mile trail through Pinellas County. If you are an avid biker then we recommend bringing your bike along or renting one from a local bike shop. Our property is only 1.5 hours from the Orlando Disney Parks and 45 minutes from Busch Gardens in Tampa.

Fun Spots and Beach Information:
* Innisbrook Golf Resort- World famous PGA courses are within minutes from the property.
* Pinellas County has a Jolly Trolley available for transportation up and down the coastline.
* Honeymoon Island- 6 mile drive (approximately 10 minutes away). It's an all natural beach with no commercial buildings. It’s a great beach to relax. A small entrance fee is required as it's considered a state park.
* Clearwater Beach- 12 mile drive (approximately 25 minutes away). Voted #1 beach in the US by TripAdvisor. White Sand with lots of shops and restaurants. Great spot for families with kids. The Pier has entertainment and crafts every evening before sunset.
* Fred Howard Park Beach/Sunset Beach- 7 mile drive, located in Tarpon Springs.
* Caladesi State Park Island- Accessed via Honeymoon Island. You must take a Ferry Boat to get to the beach.
* Crystal Beach- 3 blocks from the home. It's a great location to watch a magnificent sunset. This is not much of a swim beach, but rather an excellent place to relax on a park bench by the Gulf.
* Tarpon Springs Sponge Docks- 5 mile drive. Most known for fantastic Greek food. Lots of shops and restaurants by the water.
* Pinellas Trail- within steps from the home, it’s a 45 mile bike/walking trail stretching from Tarpon Springs to St. Petersburg.
* Disney World- Disney is approximately a 1.5 hour drive from the property.
* Busch Gardens- A 45 minute drive to experience roller coasters and fun entertainment.
* St. Petersburg (Downtown)- It's worth the 45 minute drive. Great restaurants and bars on the water.
Getting around
The Jolly Trolley is only a few blocks area. It has stops along the coast of Pinellas county including the beaches. Uber and Lyft are available too. We have plenty of parking (up to 4 cars) at the property so renting a car is a great idea. If you want to bring your boat please notify us in advance so we can ensure a parking space is available.
